We disclose all rental rate increase policies and ECRI protocols to tenants at lease execution. LP investors receive full fee disclosure at subscription — no hidden charges added during the fund term, no predatory lock-out practices.

GP principals commit 2% of total fund commitments across every vehicle. Thirty percent of carried interest is held in escrow with full clawback obligations. LP advisory committees are established at first close on every fund.

Our Story

Built for the gap between capital and operations.

MajorWave was established to address the gap between the institutional capital increasingly targeting self-storage real estate and the operational expertise required to actually maximize storage facility economics.

The platform launched with a core acquisition and development focus — urban multi-story climate-controlled facilities, suburban ground-up development, and retail and warehouse conversion opportunities. Over time, the fund lineup expanded to cover the full spectrum of storage demand: luxury collectibles vaults, student storage, boat and RV storage, portable storage, records management, last-mile logistics hybrids, and the technology platforms that underpin next-generation storage operations.

Today, MajorWave operates as one of the few private storage investment platforms capable of deploying institutional capital at scale across every major segment of the U.S. self-storage and adjacent storage market.

Alexandra Pohl founded MajorWave with the view that self-storage rewards operators who manage facilities with the rigor of an institutional property management platform. She serves as key person across all fund vehicles and chairs the MajorWave investment committee.

Under Alexandra's leadership, MajorWave has scaled a 29-fund platform across the 2026 and 2028 vintages spanning the full spectrum of U.S. self-storage and adjacent storage strategies — from core acquisition and development, specialty subsectors, technology, and public-market access, to mortgage credit, dedicated operations capital, and reserve funds.

Delaware LP Formation

Every investment fund is structured as a Delaware Limited Partnership with a dedicated general-partner LLC executing the LPA and holding investment authority within the fund's mandate.

Independent Audit & Administration

PwC serves as auditor. Independent third-party fund administrator handles capital accounts. Quarterly financials and annual audited statements delivered to all LPs.

Aligned Economics

GP principals commit 2% of total fund commitments. Thirty percent of carried interest is held in escrow with full clawback obligations through each fund's term.

LP Advisory Committee

Every MajorWave fund establishes an LP advisory committee at first close, reviewing conflicts, valuation methodology, and material policy questions on an ongoing basis.

ILPA-Aligned Reporting

LP reporting follows ILPA standard templates for capital account statements, fee disclosure, and quarterly performance reporting.
